Overview:
We are Dobrov and Family Group, a holding company that manages various assets and businesses in Europe. We are seeking an experienced Business Director who will be responsible for the strategic, operational and financial management of the Kuljace hospitality project, a modern eco-friendly resort located above the Budva Riviera. This role requires an experienced leader with a deep understanding of high-end hospitality development, project implementation and business management to ensure the success of the project from planning to operation. It is essential for the candidate to start building the project from scratch!
Responsibilities:
Develop and execute the business strategy for the resort, ensuring alignment with shareholder objectives.
Identify and establish key partnerships with investors, operators, and stakeholders to enhance the project's value.
Drive market positioning strategies to establish Kuljace as a premier luxury destination.
Oversee all aspects of the project lifecycle including master planning, design, and construction.
Work closely with architects, contractors, and designers.
Ensure project completion within set timelines while maintaining high standards.
Manage financial planning, budgeting, and cost control to optimise profitability and efficiency.
Monitor project financial performance and ensure ROI aligns with investor expectations.
Ensure adherence to Montenegrin hospitality regulations, building codes, and sustainability policies.
Assessment processes to mitigate potential legal and operational challenges.
Build and lead a multidisciplinary team, fostering a high-performance culture.
Manage community relations and ensure positive engagement with local stakeholders.
Requirements:
Minimum 10-15 years of experience in high-end hospitality, resort development, or luxury real estate projects.
Proven track record in leading large-scale hospitality projects (100+ keys) from conception to completion.
Strong experience in financial oversight, investment structuring, and business development.
Experience implementing innovative and efficient construction methods to align with modern luxury resort design.
Executive leadership with the ability to drive complex projects in a high-paced environment.
Demonstrated ability for problem-solving, and independent work.
Leading teams.
Ability to navigate regulatory landscapes and maintain compliance in international hospitality developments.
Ability to make high-level decisions that align with companies' strategic goals.
Fluency in English is required.
