As a Project Manager at our real estate development company, you will play a crucial role in managing the consultants and contractors to ensure the successful completion of our real estate projects. Your technical expertise and project management skills will be instrumental in maintaining quality, cost control, and adherence to timelines.
Project Leadership:
- Manage the planning, execution, and completion of real estate development projects.
- Manage and direct consultants, as required, to meet the design and building construction.
- Develop project strategies and objectives.
- Monitor all contract variations, related submittals and maintain an up-to-date register, and copy of all drawings and site instructions.
- Oversee the procurement and contracting process, including preparing and reviewing contract documents, negotiating terms, and managing contractor performance.
Construction Oversight and Quality Assurance:
- Oversee construction activities, ensuring compliance with specifications and industry standards.
- Implement and enhance quality control measures to uphold high project standards.
- Monitor and report on the progress of the work, as well as the performance of the supervising consultant and key contracting staff.
- Ensure all QA procedures listed in the Quality Management Plan are implemented on site.
Budget and Cost Management:
- Lead the development and monitoring of project budgets, ensuring financial objectives are met.
- Provide strategic input on cost-saving opportunities and value engineering.
- Collaborate with finance and accounting teams to ensure accurate financial reporting.
- Recommend or action all submittals, variation requests and site instructions, and make suitable amendments to ensure budgets are maintained.
Risk Management and Problem Solving:
- Identify and assess project risks, developing and implementing effective mitigation strategies.
- Collaborate with legal and risk management teams to navigate contractual complexities.
- Ensure compliance with health and safety regulations, implement safety protocols, and monitor site conditions to maintain a safe working environment.
- Ability to identify, assess, and manage project risks, and implement appropriate risk mitigation strategies.
Stakeholder Communication:
- Establish and maintain effective communication channels with internal and external stakeholders.
- Provide regular updates and reports on project status and milestones.
- Foster positive relationships with clients, contractors, and regulatory authorities.
Required Qualifications:
- Bachelor’s degree in civil engineering, Construction Management, or a related field.
- Proven experience in construction management, with a focus on large-scale real estate development projects.
- Professional certifications (e.g., PMP, CCM) are advantageous.
- Strong knowledge of construction methodologies, materials, and processes.
Experience:
- 8-10 years of hands-on experience in project management within real estate development.
- Proficiency in civil engineering project management software, such as Civil 3D and City Engine, as well as CAD.
- In-depth knowledge of civil engineering and construction specifications, standards, and codes.
